Half of Bonney Lake was standing timber inside living memory, and the subdivisions went in faster than anyone stopped to think about what got left behind them. That is a real local problem — and it sits two and a half hours from our shop, up I-5 and then up the hill on 410. Pierce County has crews who can be in your driveway this week. The plateau is its own piece of ground — a few hundred feet above the valley floor on outwash and old mudflow deposit, logged and then subdivided inside a compressed span of years. That history shows up in the trees on almost every street.

Firs That Grew in a Stand and Now Stand Alone

A Douglas fir that came up shoulder to shoulder with fifty others put its growth into height rather than taper: a small crown at the top of a long bare stem, on a root plate that never had to hold much wind because the neighbors absorbed the load. Clear the block, leave a screen of eight along the back property line, build houses under them, and those eight are doing a job they were never grown for.

The failures follow a pattern. Rarely the first winter after the ground opens up — more often five or ten years later, once the crowns have thickened into the new light and started catching wind the roots never agreed to, with construction fill working on the root zone the whole time.

Lake Tapps Waterfront Carries Its Own Set of Rules

Lake Tapps is a managed reservoir rather than a natural lake, and the shoreline reflects that: easements, utility interests, and shoreline provisions that do not apply three streets inland. Whether a tree on the water side can come out depends on your parcel and on rules that get revised. Confirm with the city or county before any contractor prices it.

Where removal is not the right answer, view work often is. Windowing and crown reduction can reopen a water view without topping anything — and on a lakefront fir, topping is the quickest way to manufacture the hazard tree you pay to remove a decade later.

Whose Tree Is It — Yours, the Tract’s, or the Road’s?

Many plateau subdivisions were platted with separate greenbelt and open-space tracts, and some carry protective designations limiting what can be cut inside them at all. The fir leaning over your deck may stand on a tract the whole neighborhood owns, or in an easement recorded before your house existed. Before anything gets scheduled, we want these settled:

  • Who is on title for the tract, and whether the board can authorize work in it
  • Whether the tract carries a protective designation that restricts cutting at all
  • Whether the tree is in a city or county right-of-way rather than on the lot
  • Where a crane and chip trucks can legally set up on a narrow subdivision street
  • What the neighbors on both sides will be living next to for two days

All of it gets priced standing on the ground. On an association job that means walking the tracts tree by tree with whoever signs — far longer than a drive-by bid, and the reason the number does not move once the saws start.
