Most of what we get called about in Bellevue is not a tree that fell over. It is a tree that has to come out on somebody else’s schedule, with paperwork attached, on a lot where a crane has exactly one place to sit. That is worth a three-hour drive. An hour of ladder work is not.

The Bellevue Pattern: Big Second-Growth Firs Over Brand-New Houses

Bridle Trails, Somerset, Newport Hills and Lakemont are full of mature Douglas fir left standing when the subdivisions went in, then left standing again when the ramblers came down and were replaced by houses twice the footprint. Remove a fir’s neighbors, cut a foundation through part of its root plate, regrade around it, and you have a different tree carrying the same crown.

That is why so much of what we are asked to look at here is assessment and removal rather than pruning — root failures on trees retained through construction that never really recovered, showing up years later on the first hard south wind.

Soft Ground, Creeks, and the Parts of Bellevue That Are Really Wetland

Mercer Slough is peat. Kelsey Creek, Coal Creek and the ravines feeding them run through neighborhoods that look like ordinary suburbia from the street and are nothing of the kind once you walk to the back fence. Trees rooted in saturated bottom ground hold differently than trees on the glacial till up on the ridges, and plenty of Bellevue lots contain both.

It also means the ground you would want under a crane is often ground nobody is allowed to touch. Buffers, drainage courses and steep slopes drive the access plan here more than the tree does.

The Trees on Your Bellevue Lot May Not Be Entirely Yours

Bellevue has real requirements around retaining significant trees through development, plus separate rules covering critical areas and their buffers. What applies depends on your zone, your parcel and what triggered the review, and it changes. Confirm it with the City of Bellevue for your address before anyone quotes a removal, including us.

Two things worth saying flatly. Cutting into a greenbelt, an easement or a neighbor’s side of the line to open a view is not a gray area, and it is the most expensive mistake an owner makes with trees on the Eastside. And if a builder says a retained tree can quietly come out after occupancy, get that from the city in writing.
