The ground under this part of east Vancouver is old flood deposit with a thin skin of silt over the top of it. Water leaves fast, so roots have no reason to dive — they run wide and shallow through the top foot or so of soil, which happens to be exactly where the lawn irrigation, the low-voltage lighting and a good share of the buried services also live.

Concrete Moves Before the Tree Shows Anything

A root does not punch through concrete. It slides under a slab poured flat on grade, then adds a ring of wood every year until something has to give, and the concrete is always the softer material in that argument. Sweetgum and Norway maple set between the sidewalk and the curb are the usual pair, and a bigleaf maple in a back yard will do the same thing to a patio. By the time the lift is noticeable the root causing it is thicker than your wrist and has been at work for years.

Cutting Roots to Save a Slab Is a Trade

You can cut them. The question is what you are buying. Severing a structural root close to the trunk gets you a flat driveway and a tree with less holding it up on that side, plus an open door for decay at the root crown. Our working rule: the nearer the cut has to be to the trunk, and the fatter the root, the faster the conversation moves from repair toward removal.

Often the better move is to change the concrete instead of the tree — a replaced panel with a wider cutout, or a section ramped over the root. That buys years on a tree worth keeping. On a mature maple already leaning over the roof, it is usually the wrong place to spend the money, and we will say so.

The Sewer Lateral Is the One Nobody Marks

Grinding is where buried services matter most, because a grinder works well below the surface and keeps going sideways. We get the public lines located before the machine runs. What that free locate does not cover is the private stuff past the meter — the sewer lateral out to the main, sprinkler mains, a gas run to a fire pit, an invisible fence. If you know roughly where yours goes, tell us at the estimate. You know your own yard better than a paint mark does.

Worth saying plainly about roots in a sewer line: they are a symptom, not the disease. Roots get in where a joint has already failed or the pipe has cracked. Taking out the tree stops the line being fed, but it does not repair the pipe, and anyone who tells you otherwise is setting you up for a second bill.
